Summary of Sales Information

           The resort has a clubhouse, a beautiful and spacious community center for up to 300 people, outdoor pool and hot tub, indoor conversation pool and sauna, exercise facility, and cool summer evenings, nestled in a valley at the foothills of the Great Smoky Mountains.

           Individual lots are sold fee simple. A limited warranty deed is conveyed to the purchaser at closing. Title insurance may be purchased by the buyer at closing. River Vista is not a time-share, membership, or club. The owner of the lot will be a member of the River Vista Mountain Village Community Association, and will owe monthly fees, payable quarterly. The Association will abide by the Declaration of Protective Covenants, Conditions, Restrictions and Easements for River Vista Mountain Village and will enjoy the full benefit of all the amenities of the resort as set forth in the Declaration of Reciprocal Easements and Operating Agreement.

           You can leave your motor coach on your lot when you leave and drive home, travel, or take off to see friends, family, and grandchildren, and then return to your rig all set up.

           Your family and friends can use your lot at no charge. They must simply be a registered and approved guest subject to the regulations of the Community Association.

           You can have domestic pets on your lot subject to the resort’s leash and pick-up rules.

           Each site is delivered with a gravel pad approximately 14’ by 50’ and electric service 50 and 30 amp receptacles. Water and sewer, phone, and cable TV connections are included. Water and sewer fees, Wi-Fi, and basic cable TV is included in your monthly fees.

           You can add additional concrete and patio areas, landscaping enhancements, and other improvements subject to the architectural guidelines as set forth in the Community Association’s Declaration of Protective Covenants, Conditions, Restrictions and Easements for River Vista, adopted by the resort and the Community Association.

           Outdoor gardens, seating areas, and kitchens including under counter storage areas may be constructed on the lot subject to architectural standards and approval. Storage sheds of 8’ x 6’ x 8’h may be installed subject to architectural standards. Permanent awnings, car-ports, raised decks, or other similar structures are not allowed.

           Lot dimensions vary as well as view. We have included a park lot layout with prices and the square footage of the sites.

           Current Community Association fees are $110 per month and are billed quarterly. This fee includes all regular ground maintenance on your lot (except for owner’s improvements). For example, the Community Association will cut the grass on your lot, but will not maintain additional landscaping. Lot owners pay their own property taxes, electric charges, hard wired internet, and phone services. Your monthly fee pays for water, sewer, basic cable, and common area amenity maintenance.

           You can resell your lot yourself or list it for sale with a realtor.

           The resort developer will continue to rent lots in the resort it is retaining to vacationers through the resort operator.
